Standard hours, after-hours, overnight, weekends, phased section by section — the schedule fits the project, not the painter.

COI provided on request before work begins, naming your property or management company as additional insured. General liability and workers compensation.

Schedule & Communication Plan

Confirmed start date, daily working hours, point-of-contact list, and resident or tenant notification schedule (if applicable). Nothing happens until you sign off.

Surface Prep & Containment

Pressure washing, scraping, patching, masking, dust containment, and overspray protection. The work area gets isolated from the parts of the property still in use.

Application

Sherwin-Williams premium coatings applied to spec — primer where required, two topcoats, correct mil thickness, low-VOC formulations for occupied interior work.

Daily Progress Check-Ins

Eli on-site every working day. Direct phone contact for the project duration. Daily progress reports if you’re managing the project remotely.

Final Walkthrough & Warranty

Do you provide a Certificate of Insurance for commercial projects?
Yes. Modern Painters carries general liability and workers compensation insurance, and we provide Certificates of Insurance on request for any commercial project. Property managers, HOA boards, and facility managers can request a COI naming the property or management company as additional insured before work begins.
Can you paint after business hours or on weekends?
Yes. We schedule commercial projects around your operations. Office painting often happens after 6pm or on weekends. Restaurants are typically painted overnight or on closure days. Retail can be phased section by section so the store stays open. We build the schedule around your business, not ours.
Do you paint while the space is occupied?
Yes, when needed. We use low-VOC and zero-VOC paints, contain dust and overspray, and phase work area by area so employees and customers can keep moving through the space. For sensitive environments — medical offices, food service, schools — we coordinate timing and ventilation directly with you.
Do you paint HOA exteriors and multi-family buildings?
Yes. We paint HOA common areas, exterior building envelopes, multi-family complexes, condos, and townhome communities. We work with HOA boards, property managers, and management companies on color matching, communication with residents, and scheduled phased work to minimize disruption.
Do you paint warehouses, industrial buildings, and high ceilings?
Yes. We have lift equipment and crew experience for warehouse interiors, industrial buildings, multi-story exteriors, parking garages, and high-ceiling commercial spaces. We follow OSHA fall-protection standards and use airless spray equipment matched to large surface areas.

Every Modern Painters commercial project includes a written workmanship warranty signed at final walkthrough. Warranty length is project-specific (typically 5 to 10 years depending on coating system and environment). If the finish fails because of our application, we return and correct it at no charge.
Do you offer maintenance painting contracts for property managers?
Yes. We work with property management companies on multi-property maintenance painting agreements — scheduled touch-ups, common area refreshes, turnover painting between tenants, and preventive exterior maintenance. Contact us to discuss portfolio-level pricing.
What’s the bidding process for commercial projects?
