Commercial painting isn’t bigger residential painting.
When you repaint an office, retail space, or HOA exterior, the project doesn’t end at “looks nice.” Your business has to keep running. Your tenants need to be informed. Your insurance carrier wants the contractor’s Certificate of Insurance before anyone shows up. Your property manager tracks every dollar. And whoever paints the building is on your premises around your customers, your inventory, and your liability.
Most painters don’t think this way. They scale up a residential workflow, schedule it during business hours, leave drop cloths blocking your front door, and disappear when something gets scratched. We’ve taken over enough of those projects to recognize the pattern.
Modern Painters builds commercial work around three constraints residential never has: business continuity, documented credentials, and direct ownership accountability. That’s the whole difference, and it’s why property managers, HOA boards, and business owners hire us instead of a residential crew with a bigger truck.
Three categories, one standard.
From a single 2,000 sq ft office to a multi-building HOA exterior — we scope commercial projects to match the property type and your operational requirements.
Interior commercial spaces.
Repaints, refresh cycles, brand color matches, and tenant-improvement painting for offices, medical practices, retail storefronts, restaurants, and food-service spaces. Low-VOC and zero-VOC coatings for occupied work, phased scheduling so the business keeps running.

We work around your operations.
Standard hours, after-hours, overnight, weekends, phased section by section — the schedule fits the project, not the painter.
Standard Hours
Daytime work for vacant offices, between-tenant turnover painting, exterior building work, and projects where the space is already empty or low-traffic.
After Hours / Weekends
Evening and weekend painting for active offices, retail floors during open seasons, restaurants on closure days, and any space where daytime work would cost the business revenue.
Overnight
Late-night and overnight crews for restaurants, 24-hour facilities, retail with strict daytime operating windows, and grocery / convenience environments.
Phased / Section-by-Section
Large interiors painted in segments — wing by wing, floor by floor — so employees and customers keep moving through the parts of the building we aren’t currently working in.
Eight steps from walkthrough to walkthrough.
Same workflow on every commercial project. The stakes don’t allow for skipped steps.

Written Estimate & Scope of Work
Detailed line-item pricing, written scope document, proposed schedule, and coating system specifications — typically delivered within 3 to 5 business days.
Certificate of Insurance
COI provided on request before work begins, naming your property or management company as additional insured. General liability and workers compensation.
Schedule & Communication Plan
Confirmed start date, daily working hours, point-of-contact list, and resident or tenant notification schedule (if applicable). Nothing happens until you sign off.
Surface Prep & Containment
Pressure washing, scraping, patching, masking, dust containment, and overspray protection. The work area gets isolated from the parts of the property still in use.
Application
Sherwin-Williams premium coatings applied to spec — primer where required, two topcoats, correct mil thickness, low-VOC formulations for occupied interior work.
Daily Progress Check-Ins
Eli on-site every working day. Direct phone contact for the project duration. Daily progress reports if you’re managing the project remotely.
Final Walkthrough & Warranty
Punch list, touch-ups, final walkthrough you sign off on, and the written workmanship warranty signed at completion — not emailed three weeks later.
Four things you don’t get from a residential crew.

01
Owner On Every Job
Eli Lydell — the licensed contractor whose name is on the ROC — is on your job site daily. Not a project manager. Not a sales rep. Not a foreman who hands you off after the contract signs. The owner of the company is the same person painting your wall and walking the punch list.

02
Minimal Business Disruption
Phased scheduling, low-VOC coatings, dust containment, and after-hours options so your office, store, restaurant, or community keeps running while we work. The painters disappear into the schedule instead of disrupting it.
