Service Agreement & Project Terms

The terms in this section apply to painting and related services performed by Modern Painters LLC. If you sign a separate written project contract or estimate at the start of your project, the terms of that signed contract govern your project and supersede the general terms below where they conflict.

Estimates & Binding Quotes

Following a free on-site evaluation, we provide a written estimate detailing project scope, materials, timeline, and total price. Once accepted in writing (signed estimate, deposit payment, or written confirmation), the estimate becomes a binding quote for the scope described.

Change Orders

Any additions or modifications to the agreed project scope (additional rooms, surfaces, repairs, or materials not listed in the original estimate) require a written change order documenting the new work and any additional cost. We will not perform unauthorized work outside the agreed scope, and additional charges will not appear on the final invoice without your written approval.

Payment Terms

Payment terms are documented in the signed project contract. For most residential projects, we use a milestone payment schedule including a deposit at signing, mid-project payment, and final payment due upon substantial completion of the project (defined as project work complete and final walkthrough conducted). We accept check, ACH, and major credit cards.

Workmanship Warranty

Modern Painters LLC provides a written 10-year workmanship warranty on most completed painting projects. The warranty covers defects in our application of coatings, including peeling, bubbling, and cracking caused by improper preparation or application. The warranty does not cover damage from acts of nature, owner-caused damage, normal wear and tear, structural issues unrelated to our work, or damage caused by other contractors. The exact warranty terms applicable to your project are documented in the warranty document provided at project completion.

Cancellation

Project contracts may be cancelled in writing prior to the scheduled start date. Cancellations made within 3 business days of contract signing are eligible for a full deposit refund in accordance with applicable Arizona consumer protection law. Cancellations after work has started may be subject to costs incurred for materials ordered, labor performed, and project preparation.

Intellectual Property

All content on this website, including text, images, graphics, logos, design elements, photographs of completed work, and code, is the property of Modern Painters LLC or its content suppliers and is protected by applicable intellectual property laws.
